PHASE 1 / VETTING

Bespoke by design and limited-volume builders by choice, we are intentional and selective when it comes to our clients. Our goal is to thoroughly understand your vision, needs, timeline and budget to ensure we are the perfect partners poised to exceed your expectations from start to finishes.

 

Proud to be exclusively referral based from previous clients and industry collaborators, we know that every builder is not for every homeowner, and the vetting process ensures a foundation for a successful relationship and a successful build.

PHASE 2 / PRE-CONSTRUCTION

Pre-construction timelines range from several months to years, as we are often brought into a project before plans have been designed. In this case, we are thrilled to share our carefully curated list of best-in-class architects, landscape architects, engineers and designers to help guide you through the process.

 

If you already have an architect, we will gladly work with you through the design phase to advise on value-engineering of plans to ensure designs and budgets are aligned.

PHASE 3 / PRE-CONTRACT

The typical pre-contract process starts with a review of preliminary plans, where we draw on years of experience and numerous builds to advise you on design goals and a preliminary budget. We provide full transparency when it comes to numbers and will work to be as detailed and pragmatic as possible when it comes to costs. 

From here, we will either work with you to modify preliminary plans to better suit your budget or green-light having you move forward with a bid set of plans with your architect.

With a bid set of plans in hand, we will start quoting the project with subcontractors and vendors to develop the final construction costs for your project, leaving appropriate allowances for your finish selections based on the information  you have shared with your architect and the Vintage Homes team.

PHASE 4 / DESIGN + BREAK GROUND

Once costs are finalized and contracts signed, a professional and experienced interior designer will work with you to guide you through your interior selections such as cabinetry, countertops, flooring, plumbing and light fixtures, and paint colors. 

 

Your project will be tracked and managed on BuilderTrend, an App and online platform where you will find schedules, daily photos, videos and job journals, selections, plans, reports, surveys - full documentation of your project in real time.

 

Through this portal we communicate with the entire build team - project managers, architects, designers, and homeowners, so even when homeowners are building from afar, they are involved, updated and informed.
